Landlords, Why Use a Property Management Service?
At Caledonia Property, our aim is to take the stress out of the lettings process, from finding the right tenant and making sure they are settling in, right through to the moving out process. Let’s take a look at the advantages of using our property management service to manage your letting property.
Finding the right tenant
We know how to market your property to appeal to the right tenants. From great photography to marketing to the correct demographic and managing viewings, we will help you to achieve the best possible return for your investment. The amount of rent you can achieve is usually higher when using a letting agent. Our in-depth knowledge of the marketplace and expert marketing tools can help to maximise your rental value and ensure we find the right person to rent your property.
Checking and referencing tenants
Finding the right tenant for your property can be a costly and time consuming process. We will carefully screen and reference all prospective tenants and carry out residency checks. If a potential tenant has great references but is deemed financially uncertain we will ask them to provide a guarantor or provide full settlement of rent in advance.
Day-to-day property management
Renting a property isn’t just about finding the right tenant, it’s about dealing with day-to-day problems when they arise. In fact, when something at the property goes wrong or if your tenant gets in touch with a complaint, what would have been your problem is taken care of by your letting agent and you shouldn’t even be aware of a problem until your letting agent has told you that it’s been dealt with.
Problems never arise at convenient times. It could be a broken heating system, a burst pipe or even a tenant getting locked out. We have a comprehensive network of tradesman available to contact at all hours to deal with any repairs and your letting agent will liaise with tenants to arrange when work can be carried out. By using a good letting agent to solve any maintenance issues it will free up your time considerably.
Letting agents will also carry out inspections for you, so that they can see whether there are any potential problems or breaches to the lease.
Taking care of the inventory and deposit
It’s important that you have a full inventory of what is in your property, so that you have an official record the condition of the property or anything within it.
Without this, you won’t be able to prove whether there’s anything that needs refurbishing or fixing, which you would be able to pay for using money from a tenant’s deposit. The deposit collected from the new tenants will be with Safe Deposit Scotland, as it is now legally required to keep the deposit with an authorised third party throughout the duration of the contract.
Letting agents make sure you are legally compliant
When you choose to work with Caledonia Property, we will endeavour to take care of all the necessary paperwork and make sure that you are legally compliant as a responsible landlord.
Following credit checks and references, once you have agreed to lease to new tenants you can then arrange a move in date and get all the relevant paperwork ready. On move in day, we make sure to get signatures on all paperwork, especially the tenancy agreement, information pack and inventory, and provide all up-to-date safety certificates as well as showing tenants how to turn off water, gas and electricity meters. The keys are handed over and a follow up meeting arranged in order to check that tenants are settling in ok.
Finally, peace of mind
We can provide peace of mind, taking on the burden of letting your property and fulfilling the majority of your obligations on your behalf.
